The following forms are required/used in typical Real Estate Transaction in ON. Toronto Real Estate Board has created Simple Language Forms for the buyers to better understand Legal Clauses. The pre-set portion of any Form is complex and can be difficult to understand.

Form Used for Buying Residential Property:

BUYER CUSTOMER SERVICE AGREEMENT: (One of these two forms are used when you start woking with Realtor to create and establish Agency Relationship. depending upon what capicity you are willing to work with Realtor either Customer or Client service you will get accordingly).

WORKING WITH REALTOR: This form explains different kind of Agency Relationships and buyer need to acknowledge that agency relationship has been explained by the Realtor. 

AGREEMENT OF PURCHASE AND SALE: (form is used at the time of putting an offer on Residental Freehold Property)

AGREEMENT OF PURCHASE AND SALE CONDOMINUM: (This form is used at the time of putting an offer on Residental Property where Condominum Corp fee is involved)

CONFIRMATION OF CO-OPERATION AND REPRESENTAION: (This form also used at the time of putting a offer and goes with the offer and explains commission arrangement)

INDIVIDUAL IDENTIFICATION INFORMATION(NOTE: An Individual Identification Information Record is required by the Proceeds of Crime (Money Laundering) and Terrorist Financing Act. This Record must be completed by the REALTOR® whenever they act in respect to the purchase or sale of real estate.

RECEIPT OF FUNDS RECORD: (NOTE A Receipt of Funds record is required by the Proceeds of Crime (Money Laundering) and Terrorist Financing Act for every amount of funds that a REALTOR® receives as deposit in the course of a single real estate transaction).

WAIVER OR NOTICE OF FULFILMENT: (These forms are used after acceptence of offer when the conditions are met)
