The following documents and information are required along with signed mortgage application by the Bank or Mortgage Brokers to get the mortgage approval done.
Employment Letter - from your employer confirming your Pay, Position, Length of Service (How many years have you been working with the Company)
Paystubs - Most Banks are required at least 3 months Paystubs.
Proof of Retirement Income - If buyer is retired the Bank or Mortgage Broker may ask for proof of retirement income such as proof of social security income and pension income.
Proof of Dawn Payment and closing cost - Most of the lenders are required proof of down payment and closing cost. Banks want to see money is sitting in your account from last three months. If down payment is coming through gift then proof of gift,
List of Assets - Your Car, Stocks, Bonds, GICs, Bank savings (these assets can be used for as proof of down payment).
List of Liabilities - Car loan or lease payments, student loan, credit cards debts, list of all money you owe and detail how you are paying off.
Copy of your current Lease or Rental verification - Bank or Mortgage broker may ask you to provide you current lease of rental verification.
Notice of Assessment - Bank or Mortgage broker may ask you to provide you last two year NOA (Notice of Assessment)
Lawyer Information - Banks are required your lawyer contact information who is closing the transaction/deal in order to transfer the funds for closing.
Social Insurance Number - SIN and a copy and two piece of photo ID
Property Information - Information about the house you are going to buy or you bought (Copy of firm Sale/Purchase Agreement).
