For example, if you buy a $400,000 home in Vaughan or anywhere in GTA, you need to come up with around $80,000 down payment for a conventional mortgage. If the home's value rises to $440,000, that's an increase of 10 per cent. But what's really happened is you've put up only $80,000, and made $40,000. Your real gross return on your real estate invested funds is around 50 per cent. But notice the word “gross”. Don't forget that your real return on your Vaughan Real Estate investment will be less due to selling expenses.
